All rates above are nightly quoted in US Dollars and subject a 15,5% prevailing to government tax and service charge.

Rates above are inclusive of:
- daily full breakfast
- One time return transfer from Airport to the villa
- Welcome drinks upon arrival
- Cold towels and flower arrangements upon arrival
- free internet connection (Wi-Fi)
- fully staff: maids, butler service and private chef

Extra bed is provided upon request with the following applicable charge:
- age up to 12 years will charge at US$ 35 + 15,5%
- age over 12 years will charge at US$ 50 + 15,5%

Seasonal Periods
Low Season: January 11th to May 31st (excludes Easter period and Chinese New Year), September 16th to December 19th
High Season: June 1st to September 15th, Easter period and Chinese New Year (Dates vary yearly
Peak Season: December 20th to January 10th

The villa standard check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Term and Booking condition:
- A 50% deposit of the total rental amount must be received by the villa within five working days after the relevant invoice have been given to the clients.
- All payment must be made in US Dollars.
- The reservation to be confirmed when the full payment is received by the villa Management.
- If a deposit is not received by the due date, the booking will be not materialized.
- Final payment is required at 30 days prior to arrival date for low season booking, and 60 days prior arrival for Christmas/New Year bookings or immediately if booking is made less than 30 days prior to arrival.
- In the event of bookings made 45 days prior to arrival, full payment is required within (5) working days, or on arrival if less than five (5) working days, whichever comes first.
- For last minute bookings (within 1 week or less prior to arrival) then full payment upon arrival in cash is required.

Cancellation Policy:
- Deposit will be refunded in full and less 25% from the total rental fee with a maximum of 1000 USD, unless
the reservation is cancelled at 61 days or more prior to arrival date or (91 days for High and Peak Season
bookings).
- In the event of reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year
bookings) then the deposit will be non-refundable.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.

Villa Capacity Policy:
We strictly observe the villa capacity policy. For example: the four bedroom villas maximum occupancy is up to 8 persons. If you wish to have additional guests or function at the villa should be informed in advance to the villa management and otherwise the booking will not be accepted prior confirmation.
