1. Rates
The above rates are subject to 10% government tax and 5% service charge

2.Seasonal Periods:
Low Season: January 9 - June 30, September 16 - December 19
High Season: July 1 - 31, September 1 - 15, 23 - 28 January (Chinese New Year), 10 - 16 April (Easter week)
Peak Season: August 1 -31, December 20 - January 8 (Xmas - New Year period)

3.Minimum Rental Period
Low Season: 5 nights,
High Season: 5 nights,
Peak Season: 10-nights (Xmas & new year period: 14 nights)

4. Booking Procedures:
- A 50% of down payment from total rental value is required due to
ensure and secure the booking.
- The payment should be in US Dollars
- The reservation to be confirmed when the deposit is received by the villa.
- The remaining due balance should be settle prior arrival at the villa (within 30 days for
Low season, 45 days in High Season and 61 days in Peak Season booking.
- And the remaining due balance is non-refundable.

5.Cancellation Policy:
1). Notice of cancellation must be received by the villa in writing either by
Fax or email at least 30 days prior to arrival for Low Season, 45 days prior to arrival for
High Season and 61 days for Peak Season bookings.
2). Deposit will be refunded in full less US$300.00, if the booking is cancelled 61 days
or more prior to arrival (91 days for Christmas/New Year bookings).
3). In the event of reservation is cancelled less then notice of seasonal period as
mentioned above, however the deposit has been paid will be forfeited.
4). Balance Payments is non-refundable.

6. Check in/out time
- Check-in time: 14:00, Check-out time: 12:00.
- Late check-out (day use) until 18:00 is at additional charge at 50% from 1 (one) night villa rate and subject to availability and full one night rate will applied if check-out after 18:00 o'clock.

Liability:
Be aware that all clients villas will be asked to sign a waiver of
liability and a credit card authorization form which will allow the villa to
charge the card for damages and any additional charges that the clients incur
whilst at the villa.

Villa Capacity:
The management is strictly observe of the villa capacity policy.
Villa Atas Ombak has 5 bedrooms that mean maximum of occupancy is up to 10 persons and ideally 2 person in each bedroom, but if you wish to have
additional guests or usage a function venue at the villa then we must get informed
in advance otherwise the management will not accepted the booking without prior confirmation.
