Rates are subject to an additional 15.5 % Tax and Service Charge.

The rate above are inclusive of the following benefits:
- one time round trip Airport transfer
- daily breakfast
- welcome drinks and cold towels upon arrival
- flowers arrangement
- Internet Connection Wi-Fi
- fully staffs :cook, waitress, maids and house manager.

Seasonal periods:
Low Season: Jan 11 to Jun 30, Sept 16 to Dec 19 (Excludes Easter & Chinese New Year).
High Season: Jul 1 to Sept 15, Easter & Chinese New Year.
Peak Season: Dec 20 to Jan 10.

Minimum Stay Requirements:
- Low Season : 3 nights.
- High Season: 5 nights.
- Peak Season: 7 nights.

Villa standart check-in & Check out time:
- Check-in time : 14:00.
- Check-out time : before 12:00.
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Villa Capacity:
We strictly observe the villa capacity policy. The 4 bedroom villa maximum occupancy is 8 persons. If you wish to have additional guests we must be informed in advance and otherwise the booking will not be accepted.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars.
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.

- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation policy:
- Deposits will be refunded in full less USD 250.00 if the reservation is cancelled at 61 days or more prior to arrival date(91 days for Christmas/New Year bookings).
- In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
